Start with the part nobody selling duct cleaning will tell you
Duct cleaning is one of the most aggressively marketed services in this industry and one of the least often necessary. The EPA's position is that routine duct cleaning has not been shown to prevent health problems, and that cleaning is warranted when there is actual visible mold growth inside the ducts or on other system components, vermin, or ducts genuinely clogged with debris.
So the honest sequence for a Santa Barbara house is: work out whether there is really growth in the system, and if there is, work out why — because ducts do not grow mold spontaneously. Something is wetting them.
Where it actually grows in a Santa Barbara system
In this climate the ductwork itself is rarely the primary site. Four places are.
The evaporator coil and drain pan
If the house has air conditioning, this is the number one location. The coil is wet by design — that is how cooling dehumidifies. Dust settles on a permanently damp fin pack and you have a growth surface. Then the condensate drain pan sits underneath it. When that pan's drain line clogs with biofilm, the pan holds standing water, and standing water in a dark enclosed box is exactly what you would build if you wanted to grow mold.
The tell is a smell that appears only when the system runs in cooling mode, plus water staining or overflow around the air handler.
Flex duct in a hot attic with a cold air stream
Very common in Goleta, the Mesa and mid-century Santa Barbara construction. Cold conditioned air runs through flex duct sitting in an attic. If the insulating jacket is torn, compressed, or the vapour jacket is punctured, condensation forms on the duct surface and soaks the insulation. Growth appears on the outside of the duct and in the insulation rather than on the inside surface.
The return plenum and the filter slot
Many older Santa Barbara installations use a building cavity or a framed platform as the return plenum rather than sheet metal. Those cavities are unsealed and pull air from the crawl space, the attic and the wall cavities. If any of those spaces has moisture, the system is drawing it and its spores directly into the air handler. A poorly fitted filter that lets air bypass around the edges makes it worse.
Wall and floor registers
Surface growth on the inside of registers in bathrooms and bedrooms is usually a room humidity problem, not a duct problem. Cool metal in humid air condenses. That is a marine layer symptom and it does not mean the whole system is contaminated.
A large share of houses here have no air conditioning at all — heating only, often a gravity furnace or a simple forced air unit. Those systems have no coil, no condensate pan and no cold surfaces, so the classic HVAC mold pathway does not exist. If a company quotes whole-system mold cleaning on a heat-only house, ask exactly where the growth is and ask to see a photo of it.
How to tell whether the system is really the source
- Timing. Smell that appears within a minute of the blower starting and fades after it stops points at the system. A constant smell that the system merely distributes points somewhere else.
- Distribution. Every room affected roughly equally suggests the system. One or two rooms suggests a local source and the system is just moving air past it.
- Look inside a register. Pull one off and shine a torch in. Clean sheet metal a few feet in is a good sign. Fuzzy growth or damp insulation is not.
- Look at the air handler. Open the access panel with the power off. Check the coil face, the drain pan, and the underside of the cabinet for standing water, rust or dark growth.
- Check the filter. Damp, or noticeably grubby around the edges where air bypassed it.

Find the moisture, first and always
A clogged condensate line, a coil that is icing because the charge is low or airflow is restricted, torn duct insulation, an unsealed return pulling crawl space air, or a system oversized so badly it short-cycles and never runs long enough to dehumidify. Cleaning without fixing this means the growth is back within a season.
Shut down and contain
System off, registers sealed, and negative pressure at the work area. Running a contaminated system during cleaning distributes what is being disturbed through the entire house.
Clean the components that matter
Coil cleaned properly with an appropriate coil cleaner and rinsed. Drain pan cleaned and the drain line cleared and treated. Blower wheel pulled and cleaned — this is skipped constantly and a caked blower wheel both harbours growth and destroys airflow. Cabinet interior HEPA vacuumed and wiped.
Ducts, if warranted
The NADCA method is source removal: mechanical agitation with brushes or compressed air whips while the system is under continuous negative pressure from a HEPA-filtered vacuum, so debris goes into the machine rather than into the house. Ask specifically whether the vacuum is HEPA-filtered and exhausted outside.
Flexible duct with contaminated interior lining generally cannot be cleaned to a satisfactory standard and gets replaced. Fibreglass duct board is the same — porous material that has grown mold does not clean. Sheet metal cleans well.
What to be sceptical about
Fogging or spraying a biocide through the system without physically removing anything is not remediation. The EPA advises caution about chemical treatments in ducts, and applying a sealant or biocide over debris is the duct version of painting over mold. A legitimate contractor removes first; any product comes after, on clean surfaces, and applied per its registered label.
Then fix the reason it happened
Seal the return plenum. Repair or replace damaged duct insulation. Correct the condensate drainage with a proper trap and slope. Add a secondary drain pan with a float switch. Fit a filter that actually seals in its slot. Pricing and the classic bait
The advertised whole-house duct cleaning special for a very low price is a lead generator. The pattern is well documented: the technician arrives, finds mold, and the price multiplies. Sometimes the mold is real. Often what is shown as mold is dust on a register or a photo from another job.
Protect yourself with three questions. Ask for photos of your own system with something identifiable in frame. Ask for the specific location of the growth. And ask whether the quote includes pulling and cleaning the blower wheel — if they do not know what that is, the conversation is over.
Reasonable scopes look like: coil, pan and drain line service as one item; blower wheel cleaning as another; duct cleaning priced per vent or per system; and duct replacement priced separately per run.
What you can do yourself
- Change the filter on schedule and make sure it seals in its slot rather than rattling about with a gap.
- Pour a cup of distilled vinegar down the condensate line access every few months during cooling season to stop biofilm building.
- Keep the return grille and the area around the air handler clean and clear.
- Run the bathroom exhaust fan during and for twenty minutes after every shower — and check that it actually vents outside rather than into the attic.
- Get a hygrometer. If interior humidity sits above 60 percent, the system is not your only problem.

Common questions
Do I need my air ducts cleaned every year?
No. The EPA has not found that routine duct cleaning prevents health problems, and there is no annual interval that applies to a normal house.
Cleaning is warranted when there is visible growth inside the system, vermin, or ducts genuinely clogged with debris. Otherwise the money is better spent on filtration and humidity control.
Why does my house smell musty when the heat comes on?
A smell that appears with the blower and fades when it stops usually means the system is either the source or is drawing air from somewhere that is.

Can mold grow in ducts if I have no air conditioning?

Growth can still appear at registers from room humidity, or in ducts running through a damp crawl space. But be sceptical of a whole-system contamination quote on a heat-only house.
Is a UV light in the air handler worth it?
A properly sized UV lamp aimed at the evaporator coil does keep biofilm off the coil, and that is a legitimate use. It is maintenance for a specific surface.
It does not sterilise the air passing by at duct velocity and it does nothing for growth inside ducts or in a wall cavity. Treat it as coil maintenance, not air purification.
Should the contractor spray a sealant or biocide in the ducts?
Not instead of physical removal. The EPA advises caution about chemical treatment inside ductwork, and coating over debris achieves nothing durable.
Any product should come after cleaning, on clean surfaces, applied according to its registered label. Ask what the product is and to see the label.
Can flex duct with mold in it be cleaned?
Usually not to a standard worth paying for. The interior lining is porous and mechanical cleaning tends to damage it. Replacement of affected runs is the normal answer.
Sheet metal duct cleans well. Fibreglass duct board, like flex, generally does not.
What is the blower wheel and why does it matter?
It is the squirrel-cage fan inside the air handler that moves all the air. Dust cakes into the individual blades over years.
A caked wheel loses a lot of airflow, which makes the coil colder and wetter and encourages more growth. It has to be pulled to be cleaned properly, and it is the step most commonly skipped in a cheap duct cleaning.
