• Old Town and along Hollister. Older, mixed housing, some pre-war, higher proportion of rentals and multi-family. Deferred maintenance and dated plumbing dominate.
• Ellwood and the west end. Closest to the exposed coast, heaviest and most persistent fog, salt-laden air. Whole-house humidity is often the primary driver rather than any single leak.
• Cathedral Oaks and the foothill edge. Higher, drier, clears earlier. Mold here is more often a discrete cause — a roof, a plumbing failure, irrigation against a foundation.
• Winchester Canyon and the newer developments. Tighter modern envelopes with less accidental ventilation. Bathroom fans and mechanical ventilation matter more in these houses, not less.

What to check in a Goleta house

1. Interior humidity with a hygrometer, in the worst room, during June. Above 60 percent is a problem in itself.
2. Bathroom fans — do they vent outside, or into the attic?
3. The attic, on the north roof plane, with a torch.
4. Under-sink cabinets and behind the dishwasher.
5. Retrofit window sills and the drywall directly beneath them.
6. Whether the water meter creeps with everything shut off.
7. Where the downspouts discharge, and where the irrigation is pointed.
