What to have ready when you call
- Where it is. Which room, and which wall — interior or exterior.
- What you can see. Discolouration, bubbling paint, a stain ring, warped baseboard, or nothing visible at all.
- What you can smell. Musty, earthy, sour. Whether it is constant or comes and goes with the weather.
- Any known water event. Roof leak, burst line, appliance overflow, slab leak, or storm intrusion — and roughly when.
- How the house is built. Slab or raised foundation. Stucco or siding. Tile or composition roof. Rough age is fine.
- Anyone with a breathing condition. Asthma, COPD, immune suppression, or an infant in the house. That changes the urgency and how containment gets handled.
If there is water in the house right now
Say that first. Active water is a drying emergency, and drying has to start before mold remediation is even worth scoping. Shut the water off at the main if it is a supply line, photograph everything for the insurer before moving anything, and get the call in.
For landlords and tenants
Both call this number, and the situations are different. If you are a tenant, know that visible mold growth is listed as a substandard building condition under California Health and Safety Code section 17920.3, and that Santa Barbara County and Santa Barbara both have code enforcement that handles habitability complaints. If you are a landlord, know that the same section is what an inspector will cite, and that fixing it promptly is considerably cheaper than the alternative.
